The Mechanical Construction Project
In order to serve the growing masses of clientele in the Mid-Atlantic area, America Online expanded their facilities by building three new data centers in Dulles, Gainesville and Manassas, Virginia. Poole and Kent was the premiere mechanical contractor for each of these facilities.
Poole & Kent Role – Construction Services
Poole and Kent was responsible for installing the mechanical HVAC systems of the AOL Data Centers which included:
- 8,800 tons of centrifugal chillers with primary/secondary pumps and cooling towers;
- 190 Liebert units;
- 28 air handler units;
- 43 fan coil units;
- 18 unit heaters and other support equipment;
- More than 8,000 feet of 10-inch, 12-inch and 15,000 feet of pipe;
- four 40,000 gallon fuel oil storage tanks;
- one 65,000 gallon chilled water storage tank;
- approximately 10,000 feet of 24-inch, 20-inch, 18-inch, 14-inch, and 10-inch pipe;
- two 200 ton air cooled chillers;
- uninterruptible power supply facility;
- two 2,000 kw diesel generators with 6,000 gallon fuel storage tanks; and
- fire protection upgrades (FM-200 and preaction systems).
Poole & Kent Role – Maintenance Services
Poole and Kent is currently performing as the mechanical maintenance contractor for the new Dulles, Gainesville and Manassas data centers. Poole and Kent’s site manager oversees 40 qualified mechanics skilled in various trades to include steamfitting, plumbing and electrical. Utilizing the owner provided asset management data systems, Poole and Kent provides 24/7 operation and maintenance on all the installed mechanical and HVAC systems referenced above.
Challenges / Achievements / Goals
Poole and Kent completed the data processing centers including raised flooring, office/ loading area and infrastructure, while maintaining a fast-paced construction schedule.
Poole and Kent immediately met with the General Contractor and Engineer, to develop a construction schedule and sequence that ensured the best possible construction plan to meet the Owner’s milestones. The General Contractor used a pre-cast structure and accelerated the site work (day and night) to provide a completely closed-in building within 90 days and thereby facilitating the mechanical installation.
Poole and Kent completed the data center projects one month ahead of the original schedule by working 10-hour days, six days a week without utilizing night shift work. When necessary, Poole and Kent would work 12-hour shifts, 7 days a week to meet milestones for testing and close in.
Poole and Kent also delivered the project under the Guaranteed Maximum Price (GMP).
